Why polished concrete decisions in Austin are different

Two local realities shape almost every project we quote. The first is the ground. Central Texas sits on expansive clay that swells and shrinks with moisture, which moves slabs and opens cracks. That does not rule out polishing. Plenty of moved slabs polish well, but it does mean cracks get assessed and addressed before anyone talks about sheen, and it means we will not promise a crack-free floor.

The second is the housing stock. Austin has decades of slab-on-grade construction under tile, carpet, and vinyl. When that covering comes up, what is underneath varies wildly: adhesive and thinset residue, trench repairs from plumbing work, tack holes, patches poured with a different mix. Those marks are part of the concrete's history, and grinding reduces them rather than erasing them. Seeing a test area beats reading a brochure.

Mechanical polishing refines the concrete you already own using progressive diamond abrasives and a penetrating silicate densifier, so the finish is only ever as good as the slab plus the preparation.     Discuss suitable systems

    Mechanical polishing, grind-and-seal, an epoxy coating, or a polishable overlay. We say which fits the space, and when another option is the better call.

    Agree appearance on a sample

    Exposure, sheen, and any colour are approved against a sample or mockup. A grit number alone is not a promise, so we do not treat it as one.

Routine care is usually daily dust mopping and periodic damp cleaning with clean water or a neutral-pH cleaner. Waxing and stripping are not required. Heavier-use commercial floors may need periodic burnishing and re-densification.
