Sound Familiar?
These are the questions we field every week from Austin homeowners, remodelers, builders, and facility managers.
You don't know what's under the floor
Tile or carpet comes up and nobody can say whether that slab will polish well. We assess it and grind a test area before anyone promises a finish.
Polishing, grind-and-seal, epoxy, staining, all sold as "shiny concrete"
They are different systems with different upkeep. We explain which one actually fits the space instead of selling whatever we installed last week.
Cracks over Central Texas clay
Expansive soil moves slabs. Cracks can be repaired and managed before polishing, but polishing will not erase them, and an overlay is not a cure for movement.
Commercial downtime is a real cost
Retail, office, and warehouse floors need phasing, work zones, and honest return-to-use timing, not a vague promise to "work around you".
We answer all four the same way: assess the slab first, then recommend a system we can stand behind.

Working in Lakeway
Lakeway is a longer drive west along RM 620, so we schedule full days rather than short visits and confirm equipment access before mobilising. Gated communities need arranged entry for the crew and trailer. As with all our work, dust extraction runs on the grinders and the work zone is contained so the rest of the home stays usable.
Lakeway slabs we see most
Homes here span several decades of construction. Newer Hill Country builds usually offer flat, sound slabs suited to a specified exposure. Older lake houses can have slabs with additions, trench repairs, and level changes, which affect both appearance and what grinding can correct. Where movement or repair history is significant, we say plainly whether an overlay is the better route.
Areas we cover here
We work at customer properties across Lakeway. There is no public showroom or local office — samples and mockups come to you.
How a Polished Concrete Project Runs
Four steps, from your first photos to a written scope. No stage is skipped because someone wants to start grinding sooner.
-
Send details and photos
Floor area, property use, what is on the floor now, and a few slab photos. That is enough for an estimator to tell you whether polishing is realistic.
-
We assess the slab
On site we check hardness, aggregate depth, flatness, contamination, cracks, and repairs. A test area shows what the concrete can actually become.
-
Discuss suitable systems
Mechanical polishing, grind-and-seal, an epoxy coating, or a polishable overlay. We say which fits the space, and when another option is the better call.
-
Written scope, then the work
Prep, repairs, finish specification, treatments, phasing, inclusions, and exclusions in writing. Then the crew works to that scope with dust extraction running.
Not sure whether your slab should be polished, overlaid, or coated?
Send photos and approximate floor area. An estimator reviews it within 24 business hours and tells you straight.
What Customers Tell Us
Illustrative examples of the projects and questions we handle. Verified customer reviews are published only with permission.
“We removed dated tile in our Barton Creek remodel. The team leveled the uneven slab and delivered a satin cream finish that looks like a high-end gallery.”
“As a commercial GC, finding a flooring trade in Austin that understands mechanical densification and testing standards is rare. Our showroom finished on schedule.”
“Honest and straightforward. They tested our 1980s slab, showed us a sample mockup, and explained why polishing suited our open living space better than epoxy.”
